Over the past 10 years, we have acquired more property than
we need for our current yearling cattle operation.
We could simply sub lease our surplus
pasture land, but we feel “the time is right” to begin our genetic
development and herd building program of three
powerful cattle breeds: Purebred
Romagnola (“roma-nola”),
Black Romagnola and Romangus (5/8 Angus-3/8 Romagnola). The
foundation of this program begins with quality
Commercial Black Angus mother cows. We have
dedicated over 50,000 acres of quality “private” Southern Colorado
and Northern New Mexico Ranch Land for this program.
We would like to invite you,
the sportsman and
our hunting client to join us in our breed development operations,
at the ground floor level and beyond. How?
By purchasing 30 or more Angus cows! Then, we will lease the
cows back from you and manage and care for your
herd for 5 years. We will breed your Angus cows
to our Romagnola Bulls to produce and raise our 1/2 blood calves.
These 1/2 blood calves will be the foundation for the
development of our Black Romagnola and Romangus Breeds. We believe
“Romagnola” offers more than any other Beef Breed in the
industry. The Romagnola is the only beef breed
that can adapt to Northern climates and high altitude, plus, equal
the Brahmen Breed in insect and disease resistance and adaptability
in the extreme hot and humid climates, but can
equal and exceed the best beef breeds in weaning
and yearling weights and flavor and tenderness and all other aspects
of beef production. However, only “Full blood
100% Romagnola exist!” We feel the breed must be
“Americanized” to achieve optimum appeal and acceptance.
We will raise the “improved version”
through selective breeding to produce “Purebred” 87.5% and 93.75%
Romagnola, bred up from your Angus cows, creating cleaner
lines, less brisket leather (skin), a slightly
smaller frame score, darker in color and also Black and Black
“Polled” (no horns). This is the same criteria
that made many other Continental Breeds (Charolais, Simmental,
Limousine, Gelbvieh, Salers) so successful, and in our opinion, the
Romagnola breed offers more benefit to the beef industry in a much
broader geographical range.
The
Herd Purchase:
As your agent, we will buy the cows for you.
“Your” cows will be branded with “your brand” and registered
to you only. Colorado and New Mexico have
mandatory and very stringent livestock laws. No
livestock can be sold without a brand
inspection and clearance from the registered owner.
The
Leaseback:
Each
year you will receive a lease fee payment of 10% of the original
entry fee. Plus, you will receive a 50% hunt
discount for each lease year on any Colorado or New Mexico hunt we
offer. Hunt discounts are transferable and may be
accumulated for future use.
Returns
and Benefits:
(5 Year Leaseback) On the minimum entry fee of $39,000 (30
Mother Cows), the total cash return over a 5
year lease back term is $19,500 ($3,900 annually).
Hunt discount value is approximately $15,000 to $18,000 based
on a $6,000 to $6,500 average hunt cost per year and 50% hunt
discounts.
Plus, you still have your asset, “your cow herd.” Please
note:
The sixth calf crop is yours!! Upon expiration of the
leaseback term, you will then have the option to either sell
your herd back to us or to extend to a 3
to 9 month pasture rental until
your calves are born or weaned, which will increase your herd
value considerably.
Mutual Benefits:
Yes, the herd
owner is receiving a lot and it may appear to the person not versed
in the industry to be “too good to be true.” We
can offer a lot because we are also receiving good compensation and
major benefits with a 150 head calf crop over 5 years that will be
our genetic foundation to produce highly marketable Black Romagnola
cattle and thousands of embryos and semen units which will be sold
to both the National and International Markets at a premium.
No matter what the business is, mutual benefits between all
parties has been and always will be one of the key elements for a
successful business relationship.
Herd
Value Protection:
We
replace any cow(s) loss for any reason
at our expense during the term of the lease.
Your initial investment
is the only cost you will incur
during the
leaseback period (except for a $180 fee to obtain
your new cattle brand). You will have the option to increase
your herd at any time during the term of the lease.
The 5 calf crops are our only compensation during
the leaseback period and we pay for 100% of all costs related to the
care, growth and management of your cow herd
including but not limited to freight, feed, water, pasture, labor,
medicines, veterinary care, salt, minerals and all aspects of herd
care and management.
We welcome you anytime to inspect your cows or join us during the
spring and summer to learn more about our program and also take part
in the normal activities of a working cattle operation.
Guaranteed Herd Buyout:
Upon expiration of the leaseback term,
we will buy your herd back for not less than the original
purchase price!
If for any reason you elect to terminate the leaseback agreement
prior to
expiration, we will purchase your herd minus a
pasture, management and liquidation fee of 15% of the herd sale.
Tax Deductions:
There are
many, but of course, check with your accountant on travel and
various related expenditures.
You
have a “Standing Invitation”
to come to
our Colorado Ranch(s) and we’ll have a good visit and get to know
each other, tour the properties and give you a first hand look at
our operation and answer any and all questions about our hunting and
cattle operations and the Cattle/Beef
